Who are we looking for?

We are looking for a go-getter with a  make-it-happen attitude on daily base  to assist in our Transactions and Sale Team. The ideal candidate for this position will be  organized, task-oriented, resourceful, detail orientated, energetic, hard-working, self-motivated and no need to be managed.

Job Duties:

• Supervision : Supervise assistants and vendors at property management department
• Management: Oversee application, lease and maintenance to make sure whole team running smoothly
• Maintenance: Coordinate make ready, work orders with vendors including move out walks; Ensure Homes are move in ready for new resident
• Rent:  Ensure rent checks collected each month, give 3 days notice , set payment plan with tenant, file eviction and handle court hearing
• Application and Lease:  Screen new applicants and approve and handle new lease
• Renewal : Timely answer tenant questions for renewal, retain tenants and run comps
• Owner Relationship : Manage Owner relationships regards to their property management. Actively communicate with owners on lease, application status,
• Public Relation and leads : Maintain positive vendor relationships; handle all property management leads and secure the property management agreement
• Conflict and Legal Issue : As requested by broker to escalated legal issues that require immediate attention
• Leading by example : Maintain a positive living environment for residents through prompt conflict resolution and consistent follow-up, Maintain good relationship with tenants, client, prospectors and team

Qualifications:

• Must have 3 years experience in property management in apartments or single family homes
• Ability to interpret and fully understand leases and related documents
• Strong customer service skills
• Exceptional administrative/organizational skills
• Excellent written and verbal communication skills
• Strong general computer skills with intermediate level or above knowledge of Google Apps (Gmail, Drive, etc.) Docusign, ZipForms
• Proven ability to meet multiple deadlines in a fast-paced environment while maintaining quality of work and positive, upbeat, professional demeanor
• Dependable with a strong work ethic
• Must have a Texas Real Estate License
• Knowledge of Propertyware and/or App Folio highly preferred
• 2+ years of property management experience highly preferred
• Must live in/near Cedar Park, Leander, Pflugerville, or Round Rock area
• Must be able to commute to office and have reliable transportation to go to and from properties
• Must have knowledge of property inspections and working with vendors to complete repairs while staying within budget

• Bachelor's (Preferred)

Experience:

• Property Management: 3 years (Required)
• handling property work order: 3 years (Required)
• Single Family Property manager: 2 years (Required)

• Spanish or Chinese (Preferred)

License/Certification:

• Driver's License (Required)
• Texas Real Estate License (Required)
